Tata homes
Buying a house with the click of a button may seem utopian but Tata Value Homes Limited (TVHL), a wholly owned subsidiary of Tata Housing Development Company Limited, "sold 85 houses worth Rs 40 crore in six days under its partnership with e-commerce major Snapdeal,” noted a press release from the company. To promote the sales of their houses in Bombay, Poona, Ahmedabad, Bangalore and Madras, Tata Value Homes announced its exclusive offer on Snapdeal on August 28, whereby proposed buyers of one bedroom to three-bedroom hall kitchen flats in the range of Rs 15 lakhs to Rs 60 lakhs were assured rent of Rs 10,000 per month for one year. Customers were happy to book their houses for Rs 30,000 when guaranteed an annual return of Rs 1,20,000 irrespective of whether they stayed on the premises or leased it out.
"The response was phenomenal, fantastic,” says Amit Sethiya, manager-marketing services of Tata Housing, who expects "exclusive incentives through Snapdeal” to be offered for another two months at least. The partnership with Snapdeal "should continue for the rest of the brand’s life,” he says.
Tata Housing is the umbrella brand which caters to the premium and luxury segment, as also the value and affordable homes. Under the TVHL banner, covering approximately 22 million square feet under development across eight locations in four states in India with potential for expansion, are offered budget apartments for Rs 15 lakhs and value/affordable homes from Rs 15-60 lakhs, explains Sethiya. "We are getting a good response from Parsis not only for the value homes but also in the luxury segment,” he observes referring to "the affinity and confidence that Parsis have in the Tata brand.”

La Montana property developed by Tata Value Homes
"La Montana, an integrated township with a Mediterranean soul both in its terraced layout and in its architecture,” is a new offering from TVHL that is being developed at Vadgaon, near Talegaon, mid-way between Lonavala and Poona. Designed by reputed international architects F+A of the US, the buildings feature porticos, classic arches, cut stone facades and terra-cotta railings. Even the materials used — stone, red roof tiles, wrought iron and stucco — owe their origins to Mediterranean architecture. Over 500 families who had purchased homes under Phase I of the project will be given occupation of their flats around Diwali this year, mentions Sethiya. Currently on offer under Phase II are approximately 200 spacious two bedroom, hall, kitchen apartments admeasuring 1053 sq ft that are being sold for around Rs 60 lakhs.
The homes are designed to maximize living space and the buildings are planned such that they open to each other and create community spaces between them in the interior courtyards, the open public squares and the communal gardens.
In keeping with all properties developed by Tata Value Homes that are at par with international standards with a strong emphasis on green buildings, this project too is pre-certified by the Indian Green Building Council. Situated on 20 acres of terraced land La Montana offers an uninterrupted view of lush green landscapes of Vadgaon and the hills of Lonavla from every home.
With 70% of the property marked as open space, the customer driven approach ensures that there are several recreational facilities "to match a mood, fulfil a need or make a wish come true.” A contemporary clubhouse with a modern gymnasium and a banquet hall, a shopping area, a healthcare center, a reputed school plus other conveniences have been planned for the residents.
"La Montana is not just scenic, it has all the makings of prime real estate,” states their promotional literature. Strategically located close to the National Highway (NH4) it offers easy access to the Mumbai-Pune Expressway, the Talegaon railway station, Talegaon MIDC, banks and ATMs, petrol pump, shopping mart, hospitals and floriculture parks. Even the Sahara International Cricket Stadium is just 10 minutes away.
The company develops every property after a market research determines the consumer needs and preferences. Like their other properties, a home at La Montana can be booked online for Rs 30,000.
